Motown Construction Partners LLC is renovating the historic Broderick Tower Building located at Witherall and Woodward Avenue in Detroit. This landmark building was designed by Louis Kamper and built in 1928 as the Eaton Tower. Project financing will provide for the complete restoration of the 34-story building. When finished, the Tower will include 127 market-rate rental units and 23,485 square feet of commercial space. The restoration of the exterior will address the marble entrance to the building and the historic metal and cast iron window system for floors 1 - 4.
The residential unit mix will include 14 studio, 42 one-bedroom, 64 two-bedroom and 7 three-bedroom apartments. Unit views of the city are grand and can be seen at brodericktower.com. Residents will have access to parking on an adjacent surface lot on Woodward Avenue and will also have the option of monthly parking in a nearby garage.
The Broderick Tower project utilized a New Markets Tax Credit allocation from Invest Detroit CDE, and real estate financing from the Detroit Investment Fund and Lower Woodward Housing Fund. Invest Detroit completed this project financing in concert with Bank of America, JP Morgan Chase Bank, the Michigan Historic Preservation Network, state and federal tax credits and developer equity. This redevelopment will bring market-rate, rental units to Detroit's Central Business District, provide more than 150 construction jobs and, upon completion and lease-up, provide an additional 75 retail and office jobs.
