The Detroit
Investment Fund generally provides financing of between
$500,000 and $2 million to a broad range of industries in the following
types of projects:
- Residential and Community Development
- Commercial and Industrial Expansion or Relocation
- Strategic Developments
Residential and Community Development Capital Loans
are considered for the development of residential real estate and
neighborhood retail centers being sponsored by experienced developers.
The Fund provides Capital Loans to assist developers in meeting
the financing requirements of traditional lenders. Fund loans will
be subordinate to the senior lender but will not exceed 50% of the
equity required for the project. Included in this category are:
- Land Development Loans
- Real Estate Construction Loans
- Real Estate Mortgage Loans for Residential Rental Properties
and Retail Centers
Commercial Capital Loans provide financing for
the purchase of machinery, equipment and real property; the improvement
of real property, and/or the restructuring of existing debt where
the loan will be subordinated to the senior lender and provide the
capital base for the borrower to obtain traditional financing. In
addition, working capital financing will be provided to meet the
needs created by the expansion. |
